Ms Rabia Mahmood
Ms Rabia graduated in 2013 with a LLB (Hons) degree and was called to the Bar in 2016. She has been involved in a wide range of real estate matters such as transfer, sale, purchase, sub-sale and purchase of buildings under construction.
Ms Rabia was also previously with the Singapore Land Authority and had experience handling matters relating to the purchase of restricted residential properties.
Aside from real estate matters, Ms Rabia also has experience in general litigation matters, especially matrimonial matters and have acted for clients in both the Family Justice Courts and Syariah Court.
Mr Lim Sing Yong
Mr Lim graduated from the Singapore Management University in 2011 with a LL.B. (Summa Cum Laude). He served in the Singapore Legal Service for more than 3 years, first as a Justices' Law Clerk in the Supreme Court of Singapore, where he assisted the members of bench with legal research; and subsequently as an Assistant Director at the Ministry of Law, where he handled various policy matters. Mr Lim has taught land law as an adjunct faculty both at the Singapore Management University as well as the National University of Singapore. In 2015, Mr Lim obtained a BCL from the University of Oxford. After completing his pupillage at Astute Legal LLC in 2016, he re-joined the Ministry of Law in 2017 for a further 9 months, working in both the Policy Advisory Division and the Land Policy Division. He was called to the Singapore bar in 2017 and is currently a director at Astute Legal LLC.
Mr Lim researches and writes actively and is a published author. He delivered a paper at a conference on trust and wealth management devices organised by Singapore Management University in 2017. Mr Lim has a deep understanding of the legal and policy aspects of land law in Singapore. Given his extensive experience in this field, he is able to provide well-researched opinions on issues relating to Singapore law, specifically on property law, trust law and unjust enrichment.

Ms Suseela S. Pillay
Ms Pillay graduated from the National University of Singapore with a Bachelor of Laws (Honours) degree and was called to the Singapore Bar in the 1980s. She has been in private practice for over 30 years and has practised conveyancing since 1988.
She is an experienced conveyancing lawyer who has handled all aspects of real estate, property and conveyancing matters relating to residential (both private and HDB), commercial and industrial properties by way of private treaty, auction, residential project (both licensed and unlicensed), leases, mortgages and consumer banking, which includes advising and drafting of tenancy agreements, advising and liaising with Banks and Finance companies on property financing credit facilities and security documents.
Her work also includes drafting of Power of Attorney, Wills, commercial agreements, probate and administration of estates.
Over a period of 30 years, she has established a good working relationship with various financial institutions, real estate agents and her clients, both local and foreign. She is committed to providing close and personalised service to clients to identify and understand each client’s unique needs and strives to resolve legal issues in their best interests and for that purpose, she involves herself actively with clients to ensure smooth and successful completion of every transaction that she handles.
Mr Ng Man Hon Michael
Mr Ng graduated from Singapore Management University in 2011 with a LL.B and a B.BM (Summa Cum Laude). He has previously practiced at Tan Kok Quan Partnership and Oon & Bazul LLP. He was called to the Singapore Bar in 2012, and is currently a director at Astute Legal LLC.
He has also taught Business Law as adjunct faculty with Singapore Management University.
Mr Ng has broad experience in contentious matters, particularly in commercial disputes spanning shipping, construction, private equity, hospitality and IT / telecommunications. Mr Ng is experienced in representing clients in matters before the Singapore courts, as well as in institutional and ad hoc arbitration.
